Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. This Burnham is very quiet. No power vent. I had some problems since one of my thermostats had a humidifier and no power but the first one was a simple install. The support team got me updated and running quickly with the second.
